Cruden Homes has submitted detailed plans for Wadeslea, a standout new coastal neighbourhood in Elie that will deliver a range of high quality, traditionally designed homes to the East Neuk while celebrating everything that makes this village so special.
The proposed development, which already has an outline planning consent, has been carefully designed to reflect the character, charm and relaxed coastal feel that has made Elie one of Scotland’s most sought-after places to live and visit.
The first phase of Wadeslea will deliver 86 new homes, featuring a mix of impressive terraced, semi-detached and detached homes designed to appeal to a broad range of homebuyers. The proposals include 30 much-needed affordable homes and 10 bungalows designed specifically for residents aged over 55.
Just minutes walk from Elie’s High Street, beach, cafés, restaurants, golf course and local amenities, the development has been planned to encourage outdoor living, active travel and a strong sense of community. The iconic Fife Coastal Path runs nearby the site, while new landscaped paths and open spaces will connect residents into the wider village and surrounding coastline.
At the heart of the development will be Wadeslea Park, a large landscaped green space featuring seating areas, informal play spaces and biodiversity enhancements including native planting, bat boxes, swift bricks and hedgehog highways.
The plans also place a strong focus on design quality, drawing inspiration from the traditional architecture and materials found throughout Elie and Earlsferry. Bespoke stone carvings and carefully considered architectural details inspired by the East Neuk’s coastal heritage will feature throughout the neighbourhood. This design-led approach is further informed by Cruden Homes’ multi award-winning Longniddry Village in East Lothian, where a similar emphasis on placemaking, high-quality architecture and community integration has been successfully realised.
Wadeslea continues Cruden Homes’ growing investment across Fife, with the housebuilder already delivering new homes in nearby Pittenweem. Together, the developments underline Cruden’s long-term commitment to meeting local housing needs and creating high-quality, sustainable communities across the East Neuk.
Paul Doran, Development Director of Cruden Homes, said:
“Wadeslea is a really special project for us because opportunities to create a development like this, in a location like Elie, simply do not come around very often.
“Elie has such a strong identity and sense of community, and we’ve worked incredibly hard to make sure our planning application reflects that. We want this development to feel like a natural extension of the village, somewhere that sits comfortably within its surroundings and gives people the opportunity to enjoy everything that makes living in the East Neuk so unique.
“You’ve got the beach, the coastal path, great local shops, cafés, golf courses and incredible scenery all on your doorstep here. It’s a fantastic place to live, and we know there is real demand for high-quality and energy efficient new homes in the area.
“We’ve already seen a really positive response through our work in nearby Pittenweem, and Wadeslea represents another exciting opportunity to invest in the East Neuk and deliver homes and places that people can genuinely feel proud of.”
The planning application follows a detailed design and consultation process with Fife Council and the local community. Subject to planning consent, work is anticipated to start later this year.
